The
project is developed along the surrounding streets, and is articulated
around the pedestrian accesses. The intention is to provide affordable
residential units in an envelop reflecting international level of
quality. The facades are treated with a lot of details, recesses and
offsets, providing a large diversity of shapes, when the inside is
standardized with typical apartments units.

The
commercial units are placed on the Ground Floor for easy access of
the Public. This commercial part is reduced to a minimum at this stage
(715m2 for Palace 1 and 320m2 for Palace 2) but the design allows
for a large flexibility in placing “Lofts” on the rest
of the Ground Floor, which can be used either as residential or as
commercial. The calculation of the required parking bays also accommodates
for such flexibility.
The
First Floor is essentially consisting of mezzanines and a few small
apartments.The Second Floor is a typical lay-out including various
sizes of apartments: studios, 1,2 and 3 bedrooms. All apartments are
designed with double exposure and cross ventilation to accommodate
local climatic condition. All common circulations are semi-external,
and most of the apartments include balconies or terraces.
Finally, the common architectural theme, while unifying the buildings
of the scheme, is developed to ensure environmental integration, corporate
identification and working environment quality.
